3 Stage Process

1. Serving a notice 

We will serve a Section 8 or 21 Notice on your problem tenant. It will warn them to pay the outstanding rent or to leave the property.

2. Obtaining a Possession Order

Over 80% of tenants leave after step 1. If not, we will arrange court proceedings to obtain a possession order and money judgement from the County Court.

3. Instructing Bailiifs

If your problem tenant has not left your property by the date set by the Judge, we will instruct bailiffs to physically remove them from your property.

Serving Notice

£90 (£120 for two notices served at the same time).

Drafting, checking and serving statutory notices on the tenant. This includes section 21 Notices, section 8 Notices and Notices to Quit.

Issue Court Proceedings

£450 + £355 (Court fee is £355)

We will draft and serve the appropriate court documents anf file them at court.

Manage Homes will arranges for a specialist court advocate, instructed by solicitors, or a direct access barrister, to attend the court hearing to represent you.

Instructing Bailiffs

£100 + £130 (Court fee is £130)

We will instruct county court bailiffs to evict any persons in your property and remove any belongings.
